TYPES OF FORECLOSURE:

Non judicial foreclosure is used when the power of sale clause is included in the deed of trust. The process takes at least 190 days from the date the default is recorded.

Judicial foreclosure is used for the purpose of obtaining a deficiency judgment or if there is no power of sale in the loan document.

Deficiency: Allows for a deficiency only on judicial foreclosures.

Redemption: Not allowed when a non judicial sale is held.
