TYPES OF FORECLOSURE:

Judicial foreclosure is the only remedy for a lender in Pennsylvania. The foreclosure law favors helping the borrower by having the foreclosure delayed while the borrower goes through a series of meetings and restructuring plans. This process may delay the foreclosure up to four months.

Deficiency: Although the lender has the right to obtain a deficiency judgment, the borrower will be credited with the full value of the property against the debt owed the lender.

Redemption: No right of redemption in the state of Pennsylvania.
